Engineer Says Locating Condo Issues An ‘Extremely Complex Puzzle’
inspection code shouldn’t be 40 years mark it should be every 10 years inspected especially high rising buildings on coast line beaches,,, not only buildings on coast line but also inland high rising buildings too needed to be inspected ,,,

What your “expert” says there that concrete is inherently porous is not true. What is true is that BAD concrete is inherently porous where the water cement ratio is incorrect and there is too much water in the concrete mix at the time of construction. The issues with concrete cancer were well know in the 80’s when these buildings were constructed so the problem with this building and what will be undoubtedly many go back to cost cutting by greedy developers. Properly formulated concrete is impervious to water and so chlorides, and becomes stronger for the first 50 years after construction. The proof wil be in compression tests of the concrete in the rubble.
You would be amazed what passes for an inspection in Florida . I found that a roof I had installed 15 years ago had a garbage can lid as the top for an attic vent. Of course I’ve had the roof replaced as shingles were not nailed correctly, plywood warped because th water seal was bad and the nails were too short. Yes, it was a garbage can lid, it was one missing from my can. Yes the nails were too short because I have been given several by the company that did early repairs. Yes the shingles were not nailed, some didn’t even have nail holes in them. That’s building here. Now I have absolute confidence in the new roof. The inspector was diligent and walked every inch. The roofer provides a 10 year on workmanship. The roof is beautiful.
Now we have a new problem in Florida. Roofing contractors who want you to assign the insurance to them and they jack up costs and likely do shoddy work. The outcome of this is a questionable roof, increased cost insurance and a requirement from most insurers that the roof be no older than 15 years. I am very sad about what happened to the owners of those condominiums. I can only hope that building standards and code inspections get fully investigated and corrected. And a hard look is also taken at where building is allowed and how much. The state is beautiful and fragile and it and its residents deserve better.
Now the city will have to man up.the building code was needed to be inforced.

Mika needs a re-look, but what is sad is that the building should have been condemned when they noticed the deep concrete slab under the pool damaged. They are professionals and they know what can happen when the main support of a tall building has been compromised.

For those of you not in the higher intelligence category there is basically a totalitarian corporate take over.
What that means is large conglomerates basically own everything including the news and government regulations and you the people are being farmed and squeezed like cows on a milk machine with a blindfold on.
Condo association should be responsible as well they want your money but they don’t want to do the work I know because I am in a fight with my condo Corporation I have to take them to court to have a court order for them to do the work it’s disgusting they take the money they don’t do the work and in this case now people are dead they can take the money and shove it where the sun don’t shine
40 years is a long time close to the ocean. Be interested in what MPA rating the concrete is? Live in Australia and have a holiday property 200 metres from the ocean. Just built a family cave and when I had the foundation poured they insisted I change the concrete to MPA32 from what was spaced being MP25 which was initially approved. The MPA32 prevents pitting due to the salty environment which eats away at the concrete.
The MPA rating is a concrete slump rating which basically equates to finished hardness and porosity. Living close to the ocean as I have experienced is brutal on pretty much every thing. The main house is 7 years old and two months ago had to replace the hot water service and just today the water pump was replaced. The up keep is constant…..could only imagine what another 33 years would do to this place.

Some buildings can withstand corrosion depending on how it’s built.
If you have a building that has a parking garage with a lot of weight on top without much foundation or extra slabs underneath the building effectively making the entrance closer to the parking like most malls or extruding the parking garage all together should prevent any collapses even if there’s corrosion.
Because by the time corrosion happens it’ll give extra time for the engineers to fix any major cracks rather than having rooms on top of a parking or driving area knowing that if any pillars were bent that place is as good as gone.

Change the building code to require rebar that can’t rust away in new high-rise construction. It’s an investment in our future.
I imagine that rents and leases will be more affordable in this area for the immediate future. I assume that will blunt any drop in occupancy.
That same excuse could apply to every single building on any coast of the United States. In other words that’s a bulshit answer and they’re grabbing for straws. what they don’t want to admit if they allowed this contractor to take shortcuts because he paid the city inspectors off and before you say that that that doesn’t sound possible I as a builder watch it happen every single day because it’s cheaper to give the inspector a $10,000 bonus then to replace $40,000 worth of concrete
This engineer complete omits the importance of determining the CAUSE of the cracking. If the cause is not identified and rectified then it’s pointless to epoxy because it will simply crack again in another location.
